Yes. Surrey Hills Park works with leading UK park home manufacturers and offers a selection of both brand-new and pre-owned homes available to view. Where a vacant plot is available, you may also commission a bespoke home designed to suit your individual style and preferences.

What costs are involved in purchasing a home?

There is no stamp duty to pay, no solicitor fees and no legal requirement for property searches. You simply pay the agreed purchase price for a fully sited and furnished home.

What rights and protections do I have?

Residential homes at Surrey Hills Park are protected under the Mobile Homes Act 1983 (including the Model Standards 2008). This legislation provides security of tenure and resale rights, offering peace of mind for homeowners.

Are there park rules?

Yes. Park rules are in place to ensure a pleasant, safe and well-maintained environment for all residents. We recommend reviewing these carefully, as they help maintain high standards across the park.

How long can I keep my home on the park?

There is no fixed time limit. Homeowners are simply required to maintain their homes in a clean, safe and presentable condition in line with the park rules.

What ongoing costs should I expect?

Residents pay an annual pitch fee, collected monthly. Other costs include metered gas and electricity, water and sewerage charges, home insurance and council tax (typically Band A, unless stated otherwise).

Can my home be passed on to family or included in my estate?

Yes. A surviving spouse may continue to live in the home with full rights under the Mobile Homes Act 1983. Alternatively, the executor of your estate may sell the home on your behalf.

How do I sell my park home?

You are free to sell your home at any time, either to the park owner or privately to a third party. In line with the Mobile Homes Act 1983, a commission of up to 10% of the sale price may be payable by the purchaser.

Are pets permitted?
